A CLOSER LOOK

30 Eastbourne Terrace offers 48,000 square feet of Grade A office accommodation distributed over 6 floors. Designed by Fletcher Priest Architects, it is another chapter in Land Securities' significant regeneration of the area. The building is one of a family of properties that make up the estate facing Paddington Station. These thoughtfully modernised refurbishments have transformed a range of existing offices into contemporary business environments with an "Excellent" BREEAM rating.

Number 30 is a shining example of intelligent thinking, where every square foot is optimised to benefit the occupier. Floor-to-ceiling windows flood the building with natural light, and it has good quality interiors, detailing and finishes.

BREEAM rating is Excellent.

Closed loop boreholes provide ground water heating and cooling.

Potential to achieve 10% renewables by use of boreholes.

All lighting is timer controlled to reduce out of hours wastage.

The existing building structure is retained, which provides a significant contribution to reducing the embodied energy of the buildings.

All glass is high-performance coated to reduce heat gain and minimise heat loss while maximising daylight and allowing views out.

New trees and planting to what was a car park increases the existing ecology by providing new habitats for insects and birds.

All the timber used in the construction is from FSC accredited sources.

The new floor-to-ceiling glass windows reduce the need for artificial lighting.

The location of the building next to a major transport link (Paddington Station) and primary bus routes allows companies to instigate green travel plans that are sustainable, practical and deliverable.
